Lux Co-Living – Terms and Conditions

Welcome to Lux Co-Living! These terms and conditions outline the rules and regulations for living in our community and using our services. By moving into one of our properties and/or utilizing any of our services, you agree to comply with these terms.

1. Eligibility

  • All tenants must be at least 18 years of age.
  • Tenants are required to stay for a minimum of 3 months.
  • All tenants must complete the necessary onboarding process, including signing the rental agreement and paying the applicable deposits and rent.

2. Payments

  • Rent is collected on a weekly basis and must be paid on time.
  • Payment methods include direct deposit or other methods agreed upon during the onboarding process.
  • Late payments will incur a late fee as outlined in your rental agreement.

3. Security Deposit

  • A security deposit equivalent to $125 must be paid before moving in.
  • The deposit will be returned within 30 days of moving out, provided there are no damages or unpaid balances.

4. Co-Living LLC Membership

  • Each tenant will be granted a $1 share in the LLC, which represents part ownership of the house they reside in.
  • Shares are automatically sold back to the LLC upon moving out.
  • Tenants must return all house keys and any rented items before the shares are relinquished.

5. Tenant Responsibilities

  • All tenants are expected to keep common areas clean and respect the property and the privacy of fellow tenants.
  • Each tenant is responsible for maintaining their own space and contributing to the upkeep of shared spaces.
  • Tenants are required to bring their own bedding; mattress protectors are provided.
  • Noise should be kept to a minimum, especially during quiet hours between 10 PM and 7 AM.

6. House Managers

  • Each house has a designated House Manager to ensure operations run smoothly. Please contact them for any immediate concerns or issues.

7. Property Management

  • Lux Co-Living employs Property Managers who handle maintenance, inspections, and other needs on an as-needed basis.
  • Maintenance personnel visit weekly to address any issues related to repairs or upkeep.

8. Lease Termination

  • Lux Co-Living reserves the right to terminate the lease if tenants violate any terms or are involved in activities that disrupt the community or cause damage to the property.
  • A tenant can also terminate the lease with 30 days’ notice, provided the minimum 3-month stay has been fulfilled.

9. Visitor Policy

  • Guests are welcome to visit but must be accompanied by the tenant at all times.
  • Overnight guests are limited to a maximum of 3 consecutive nights and must not disturb other tenants.

10. Pets

  • Pets are not allowed unless otherwise agreed upon and specified in the lease agreement.

11. Liability

  • Lux Co-Living is not liable for any personal injury, damage, or loss of property.
  • Tenants are responsible for securing their own renters’ insurance if desired.

12. Community Etiquette

  • Lux Co-Living fosters a community-centered environment. Harassment, discrimination, or disruptive behavior is not tolerated and will result in immediate termination of the lease.

13. Maintenance and Repairs

  • Tenants are required to report any damage or necessary repairs promptly to the House Manager.
  • Repairs will be carried out by our maintenance team within a reasonable timeframe.

14. Smoking Policy

  • Smoking is strictly prohibited indoors. Tenants are allowed to smoke only in designated outdoor areas.

15. Privacy Policy

  • Lux Co-Living respects the privacy of its tenants. Personal information collected during the leasing process will not be shared with third parties without the tenant’s consent.

16. Modifications to Terms

  • Lux Co-Living reserves the right to modify these Terms and Conditions at any time. Tenants will be notified of any changes before they take effect.
