Kim Rooms – Terms and Conditions
Welcome to Kim Rooms! These terms and conditions outline the rules and regulations for living in our community and using our services. By moving into one of our properties and/or utilizing any of our services, you agree to comply with these terms.
1. Eligibility
- All guests must be at least 18 years of age.
- Guests are required to stay for a minimum of 3 months.
- All guests must complete the necessary onboarding process, including signing the rules agreement and paying the applicable incidental deposits and fees.
2. Payments
- Fees are collected on a weekly basis and must be paid on time.
- Payment methods include direct deposit or other methods agreed upon during the onboarding process.
- Late payments will incur a late fee as outlined in your rules agreement
3. Incidental Deposits
- An incidental deposit equivalent to $125+ must be paid before moving in.
- The deposit will be returned within 30 days of moving out, provided there are no damages or unpaid balances.
4. Co-Living LLC Membership
- Each guests will be granted a $1 share in the LLC, which represents part ownership of the house they reside in.
- Shares are automatically sold back to the LLC upon moving out.
- Guests must return all house keys and any borrowed items before the shares are relinquished.
5. Guest Responsibilities
- All guests are expected to keep common areas clean and respect the property and the privacy of fellow tenants.
- Each guest is responsible for maintaining their own space and contributing to the upkeep of shared spaces.
- Guests are required to bring their own bedding; mattress protectors are provided.
- Noise should be kept to a minimum, especially during quiet hours between 10 PM and 7 AM.
6. House Managers
- Each house has a designated House Manager to ensure operations run smoothly. Please contact them for any immediate concerns or issues.
7. Property Management
- Kim Rooms employs Property Managers who handle maintenance, inspections, and other needs on an as-needed basis.
- Maintenance personnel visit weekly to address any issues related to repairs or upkeep.
8. Room Termination
- Kim Rooms reserves the right to vacate any guest that violate any terms or are involved in activities that disrupt the community or cause damage to the property.
9. Visitor Policy
- Guests are welcome to visit but must be accompanied by the home guests at all times.
- Overnight guests are not permitted
10. Pets
- Pets are not allowed unless otherwise agreed upon and specified.
11. Liability
- Kim Rooms is not liable for any personal injury, damage, or loss of property.
- Guests are responsible for securing their own personal property insurance if desired.
12. Community Etiquette
- Kim Room fosters a community-centered environment. Harassment, discrimination, or disruptive behavior is not tolerated and will result in immediate removal.
13. Maintenance and Repairs
- Guests are required to report any damage or necessary repairs promptly to the House Manager.
- Repairs will be carried out by our maintenance team within a reasonable timeframe.
14. Smoking Policy
- Smoking is strictly prohibited indoors. Guests are allowed to smoke only in designated outdoor areas.
15. Privacy Policy
- Kim Rooms respects the privacy of its guests. Personal information collected during the check-in process will not be shared with third parties without the guest’s consent.
16. Modifications to Terms
- Kim Rooms reserves the right to modify these Terms and Conditions at any time. Guests will be notified of any changes before they take effect.
