These terms and conditions outline the rules and regulations for living in our community and using our services. By moving into one of our properties and\/or utilizing any of our services, you agree to comply with these terms.<\/p>\n<h2>1. <strong>Eligibility<\/strong><\/h2>\n<ul>\n<li>All guests must be at least 18 years of age.<\/li>\n<li>Guests are required to stay for a minimum of 3 months.<\/li>\n<li>All guests must complete the necessary onboarding process, including signing the rules agreement and paying the applicable incidental deposits and fees.<\/li>\n<\/ul>\n<h2>2. <strong>Payments<\/strong><\/h2>\n<ul>\n<li>Fees are collected on a weekly basis and must be paid on time.<\/li>\n<li>Payment methods include direct deposit or other methods agreed upon during the onboarding process.<\/li>\n<li>Late payments will incur a late fee as outlined in your rules agreement<\/li>\n<\/ul>\n<h2>3. <strong>Incidental Deposits<\/strong><\/h2>\n<ul>\n<li>An incidental deposit equivalent to $125+ must be paid before moving in.<\/li>\n<li>The deposit will be returned within 30 days of moving out, provided there are no damages or unpaid balances.<\/li>\n<\/ul>\n<h2>4. <strong>Co-Living LLC Membership<\/strong><\/h2>\n<ul>\n<li>Each guests will be granted a $1 share in the LLC, which represents part ownership of the house they reside in.<\/li>\n<li>Shares are automatically sold back to the LLC upon moving out.<\/li>\n<li> Guests must return all house keys and any borrowed items before the shares are relinquished.<\/li>\n<\/ul>\n<h2>5. <strong>Guest Responsibilities<\/strong><\/h2>\n<ul>\n<li>All guests are expected to keep common areas clean and respect the property and the privacy of fellow tenants.<\/li>\n<li>Each guest is responsible for maintaining their own space and contributing to the upkeep of shared spaces.<\/li>\n<li> Guests are required to bring their own bedding; mattress protectors are provided.<\/li>\n<li>Noise should be kept to a minimum, especially during quiet hours between 10 PM and 7 AM.<\/li>\n<\/ul>\n<h2>6. <strong>House Managers<\/strong><\/h2>\n<ul>\n<li>Each house has a designated House Manager to ensure operations run smoothly. Please contact them for any immediate concerns or issues.<\/li>\n<\/ul>\n<h2>7. <strong>Property Management<\/strong><\/h2>\n<ul>\n<li>Kim Rooms employs Property Managers who handle maintenance, inspections, and other needs on an as-needed basis.<\/li>\n<li>Maintenance personnel visit weekly to address any issues related to repairs or upkeep.<\/li>\n<\/ul>\n<h2>8. <strong>Room Termination<\/strong><\/h2>\n<ul>\n<li>Kim Rooms reserves the right to vacate any guest that violate any terms or are involved in activities that disrupt the community or cause damage to the property.<\/li>\n<\/ul>\n<h2>9. <strong>Visitor Policy<\/strong><\/h2>\n<ul>\n<li>Guests are welcome to visit but must be accompanied by the home guests at all times.<\/li>\n<li>Overnight guests are not permitted<\/li>\n<\/ul>\n<h2>10. <strong>Pets<\/strong><\/h2>\n<ul>\n<li>Pets are not allowed unless otherwise agreed upon and specified.<\/li>\n<\/ul>\n<h2>11. <strong>Liability<\/strong><\/h2>\n<ul>\n<li>Kim Rooms is not liable for any personal injury, damage, or loss of property.<\/li>\n<li>Guests are responsible for securing their own personal property insurance if desired.<\/li>\n<\/ul>\n<h2>12. <strong>Community Etiquette<\/strong><\/h2>\n<ul>\n<li>Kim Room fosters a community-centered environment. Harassment, discrimination, or disruptive behavior is not tolerated and will result in immediate removal.<\/li>\n<\/ul>\n<h2>13. <strong>Maintenance and Repairs<\/strong><\/h2>\n<ul>\n<li>Guests are required to report any damage or necessary repairs promptly to the House Manager.<\/li>\n<li>Repairs will be carried out by our maintenance team within a reasonable timeframe.<\/li>\n<\/ul>\n<h2>14. <strong>Smoking Policy<\/strong><\/h2>\n<ul>\n<li>Smoking is strictly prohibited indoors. Guests are allowed to smoke only in designated outdoor areas.<\/li>\n<\/ul>\n<h2>15. <strong>Privacy Policy<\/strong><\/h2>\n<ul>\n<li>Kim Rooms respects the privacy of its guests. Personal information collected during the check-in process will not be shared with third parties without the guest&#8217;s consent.<\/li>\n<\/ul>\n<h2>16. <strong>Modifications to Terms<\/strong><\/h2>\n<ul>\n<li>Kim Rooms reserves the right to modify these Terms and Conditions at any time.
